West Leading Strong U.S. Real Estate Sales







According to a new report by the NAR, home sales in the West and South of the U.S. continued strong gains in May 2010, buffeted by the tax credit and affordable prices. Low interest rates continue to bring new buyers in to the real estate market.
Real estate prices are up, home sales are up, distressed sales are down, and interest rates are down. Not a bad month.
Excerpts:
Existing-home sales remained at elevated levels in May on buyer response to the tax credit, characterized by stabilizing home prices and historically low mortgage interest rates, according to the National Association of REALTORS®. Gains in the West and South were offset by a decline in the Northeast; the Midwest was steady.


Housing Still Affordable
According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage fell to 4.89 percent in May from 5.10 percent in April; the rate was 4.86 percent in May 2009.
The national median existing-home price for all housing types was $179,600 in May, up 2.7 percent from May 2009. Distressed homes slipped to 31 percent of sales last month, compared with 33 percent in April; it was also 33 percent in May 2009.
Inventory Falling
A parallel NAR practitioner survey shows first-time buyers purchased 46 percent of homes in May, down from 49 percent in April. Investors accounted for 14 percent of transactions in May compared with 15 percent in April; the remaining sales were to repeat buyers. All-cash sales were at 25 percent in May, edging down from a 26 percent share in April.
By Region
Existing-home sales in the West rose 4.9 percent to an annual rate of 1.29 million in May and are 15.2 percent higher than May 2009. The median price in the West was $221,300, up 7.4 percent from a year ago.

Case-Shiller, Zillow Stats Say Seattle Real Estate Has Hit Bottom







While the outlook for recovery and a return to price increases in Seattle real estate is a contested topic, two groups seem to have come to the conclusion that real estate is finally bottoming out.
MacroMarkets, using Case-Shiller Indices views the market as headed into recovery mode, and Zillow is predicting it will happen next quarter. MacroMarkets is predicting a moderate increase in home prices over the next five years, while Zillow thinks it will be flat market. For recession-weary home owners, even “flat” is a nice word to hear in the real estate market.

Economists polled MacroMarkets predict U.S. housing prices will rise by 12% over the next five years, based on the S&P Case-Shiller Index.
MacroMarket’s co-founder Robert Shiller did not participate in the survey but called the 12% forecast “a plausible scenario,” The WSJ reports.
Plausible…but not likely, says Stan Humphries, chief economist at Zillow.com. “12% over next five years is probably a little high.”
For the past year-plus, Zillow has been predicting an “L-shaped recovery” in housing, a forecast Humphries reiterates in the accompanying video.
“We’re predicting a bottom in the third quarter of 2010,” he says. “Once we hit bottom, we are going to see a sustained period…three-to-five years of modest-to-negligible appreciation, and perhaps flat-to-down in ‘real’ terms,” meaning adjusted for inflation.

Seattle Real Estate Prices To Rise 3.2% By 2011







Following up Money Magazine’s projection that Seattle home prices will rise 0.6% in 2010, the further estimate is that prices will rise 3.2% through 2011. Every projection model has its flaws, but this model puts Seattle at #5 in the most likely markets for a housing recover.


Median home price: $365,000
Value lost since 2006: 18.1%
Forecast gain through 2011*: 3.2%
Seattle has become a world-class city with a diverse, vibrant economy. As a home to manufacturers, such as Boeing, and software providers, such as Microsoft, the job market has held up better than average, with December’s unemployment rate sitting at 9.1%.
Home prices had a softer landing as well, dropping just 18.1% over the past three years, about half the national average, according to Fiserv, a division of Moody’s Economy.com.
In the next six months prices are expected to grow 1%. After that, the market should gain momentum. By September 2011, the city could see a price gain of 5.5%.
And while that may not sound all that robust for those jaded by the annual double-digit returns recorded during the boom, that performance will be one of the best of any large city during that period.

Seattle Real Estate Prices To Rise in 2010







Money Magazine has a new report out on hundreds of U.S. cities and their forecasted real estate values for 2010. The magazine article (posted on CNN Money) is suggesting Seattle real estate prices will rise 0.6% in 2010. This seems to coincide well with the near 0.1% price increases we’re seeing monthly right now.

Lake Union Houseboat and Floating Home Sales Strong in May








Seattle Floating Homes and Houseboats, May 2010
Two floating homes sold in Seattle in May, a 2 bed 1 bath home in Westlake, and a 2 bed, 1.75 bath home in Eastlake. That brings the total floating homes and houseboats sold through May 2010 to six.

The trend for 2010 continues to be much stronger sales than in 2009. We had one sale in May 2009 of a houseboat, but it was the only sale for the entire year up to that point. We continue to see more buyers in the houseboat market, with sales rising along with the general real estate market.
While sales have started out strong this year, I’m guessing they’ll get an even bigger increase through the summer if the new financing options come through. Seattle Metropolitan Credit Union has opened up financing recently on houseboat “vessels”, even in rental slips.
Up until recently, these homes were only available as full cash purchases or through seller financing. This should allow more buyers, especially first time buyers, to enter the houseboat and floating home market. There are currently 5 Seattle houseboats listed for under $200,000.

Portage Bay is one of the lesser-publicized locales of waterfront real estate in Seattle. Situated between the ultra-convenient Lake Union and the expansive, luxurious Lake Washington, Portage Bay can sometimes get overshadowed or even overlooked by some home buyers (at their own expense). For the waterfront home buyer looking for a trophy house-the kind of home that guests talk about for weeks after visiting-this home is worth a visit. It certainly left an impression on me.

Big Gains in Seattle Waterfront Real Estate Sales

 







Seattle Waterfront Real Estate Sales Show Big Gains in May
Waterfront home sales in Seattle continued their 2010 resurgence with a big month in May. There were eight significant waterfront home sales last month, including four over $1 million. That number is twice the number sold in May 2009, and a big increase over the 5 waterfront homes sold in April, which was in itself a big improvement over last year.
Overall, the trend toward more waterfront real estate sales is getting stronger as the year goes on. We now have 29 waterfront homes sold so far in 2010, more than doubling the 13 sales at the same point last year.

The median sale price of a waterfront home at this point in Seattle a year ago was $1.0 million, and that number has moved up to $1.4 million so far this year. While that number can sometimes be misleading in a relatively small sample of sales, it rings true after analyzing the number and types of homes being sold. The ultra-luxury real estate market is still suffering in terms of prices, but there is far more liquidity this year, and there are a fairly large number of potential buyers looking for a good deal.

Most of Seattle’s Puget Sound waterfront was built up decades ago, as the most popular shorelines were beginning development in the early 1900s, and virtually all buildable waterfront has long been developed. While some homes have been torn down and rebuilt in the meantime, the majority of homes on the waterfront are older structures. This connection to the history of the neighborhood is a strong asset for some waterfront home buyers.

Waterfront Magnolia Real Estate on the Ship Canal

I was back on the ship canal today, touring a couple of wonderful pieces of waterfront real estate in Magnolia. The first was a classic home for this area, with a 1950s flat roof design, street-side entry on the upper floor, and two stories of windows facing the waterfront.

This home is secluded, being located in the Land’s End neighborhood of North Magnolia. While street parking is available, a signature 1950s carport with a flat roofline extending from the home provides plenty of space. The views start from the first step on to the property.

The home’s position on a Northward-bending shoreline allows exceptionally deep views of the canal, past the railroad bridge and the Hiram M. Chittenden locks. It’s a perfect position to watch the boat traffic flow in and out of the locks, or the wildlife on the water. A couple of herons were plucking at small fish in the water just offshore as I arrived. The 50 feet of shoreline allow plenty of space for boat launching, and most neighbors have installed a rail system on the softly-sloping banks to accomodate launching. There is a deep water buoy for large watercraft mooring, and a solid, yet low bulkhead separating the lawn from the sandy beach.

The home is fairly spacious, at 3100 sq ft. It flows like a classic vacation home-lots of light and entertaining space toward the water, bedrooms and baths situated more to the street side of the home. With 5 bedrooms and 2.5 baths, it’s big enough to keep as a classic beach house or have a designer turn it into a mid-century modern without any real alteration to the structure.

The lot is well maintained and the mature landscaping creates plenty of privacy. The property’s layout is perfectly situated for relaxing on the large deck or in the large back yard and enjoying the views. It’s a great escape from the city, but still a nice short commute back to downtown-if you have to go.
